Which sealant for this wood?

I plan on using an all oak plywood from Menards for $44 a sheet. What is the best wood sealant for oak plywood? and how many coats do i put on? and at what stage do i seal? Thanks. And please do straight forward answers.

also, after i grout the tiles i'm going to use for the ground, do i seal the tiles too? plz respond. thank you so much.

it depends on a few things here i dont know if you have already done it but

any varnish will work make sure it has low CFCs
you can use 2 part epoxyyet again low CFCs +
its Best to asamble it and then coat it
