Coconut coir?

Thoughts on this as a substrate (mixed w/ playsand)? Here’s a pic of the brand I have:

No additives, manure, fertilizers, etc. I don’t have organic topsoil available here, so will this work as well?

The exact same mix is what I use with my dessert locusts.
The coconut fibre is anti-bacterial by nature and holds moisture really (really) good.
The one I got is a little too fibrous for my liking but that might just be the brand I have, I don't know.
