hiya, without the lights i would have avraged it out at around £200 plus , not much more tho, i hit lucky on the unit and got that really cheap from a clearence place, ( the ones who clears houses ) . the levels are made from plywood and covered with thick grey slate tiles. the glass wasnt that tricky , i have a great glass company near me, but toughened glass i used the metal corner fixiins and selent for added fixture and the top was already glassed as it was a display cabnet. i got the stick brown srips that you use for instilation around windows and doors to that the heat didnt escape through the doors... the expensive bit was really the rock walls as the yout varnis is dear about 25 quid. and grout was around 20. i have been offered alot of money for it and have been asked to make one since. really its the arcadia bulbs and light units boubles that cost a bit. all the logs and stones are from our local coastline so there was no cost there... hope that helps xxx
